2003-0927 - Application on a 6,962 square-foot site for a Variance from Sunnyvale Municipal Code section 19.34.030 to allow a 14' and 1" front yard setback where 20 feet is required. The property is located at 621 Templeton Court in an R-1 (Low-Density Residential) Zoning District. (APN: 202-09-055) RK
In attendance: Carol Barber, Applicant; Harley Barber; Trudi Ryan, Administrative Hearing Officer; Ryan Kuchenig, Project Planner; Gerri Caruso, Principal Planner; and, Gloria Barron, Recording Secretary.
Ms. Trudi Ryan, Administrative Hearing Officer, on behalf of the Director of Community Development, explained the format that would be observed during the public hearing.
Ms. Ryan announced the subject application.
Ryan Kuchenig, Project Planner, presented the staff report. He summarized the subject application and recommended approval of the Variance subject to the Conditions of Approval.
Ms. Ryan asked staff if the gate is located where the garage is proposed for expansion. Staff responded yes and submitted some pictures for review. Ms. Ryan then asked if the gate would be moved. Staff responded that it would be moved. Ms. Ryan confirmed with staff that the side addition did not require a Variance. Staff agreed. Ms. Ryan then clarified that the width of the extension was 4 feet. Staff agreed.
Ms. Ryan opened the public hearing.
Carol Barber, Applicant, stated that she spoke with the surrounding neighbors who did not have a problem with the Variance. She added that she would like to have the Variance approved and agreed to the Conditions of Approval.
Ms. Ryan closed the public hearing.
Ms. Ryan approved the Variance and adopted the Findings recommended by staff and the Conditions of Approval recommended by staff. Ms. Ryan noted that the proposed project was a good example of why the Variance process is needed with the cul-de-sac lot because it does make it a bit more challenging.
Ms. Ryan stated that the decision is final unless appealed during the 15-day appeal period.
The meeting was adjourned at 2:25 p.m.
