2004-0061 – Application for a Special Development Permit on a 2,047 square-foot site to allow a 300 square foot loft within an existing two-story townhouse. The property is located at 493 Ives Terrace in an R-2/PD (Low Medium Density Residential / Planned Development) Zoning District. (APN: 211-47-045) CC
In attendance: Barry Marsh, Owner; Donna Molnar, Resident; Fred Bell, Administrative Hearing Officer; Christine Cannizzo, Project Planner; and, Gloria Barron, Recording Secretary.
Mr. Fred Bell, Administrative Hearing Officer, on behalf of the Director of Community Development, explained the format that would be observed during the public hearing.
Mr. Bell announced the subject application.
Christine Cannizzo, Project Planner, presented the staff report. She summarized the subject application and noted that the Home Owner’s Association submitted a letter in support of the loft addition. Staff recommended approval of the Special Development Permit subject to the Conditions of Approval.
Mr. Bell noted that he read the staff report and viewed the site. He then asked staff if similar requests for loft additions have been made in the development in the past. Staff responded that the records did not indicate so.
Mr. Bell opened the public hearing.
Barry Marsh, Owner, stated that loft would be 300 square feet and no exterior changes were being proposed. He added that the loft would be opened and used as an office.
Donna Molnar, Resident, supported the loft addition. She stated that she lives in the development and noted that there have been other homes in the development that have had interior modifications. She also stated that because the houses are built in a flexible way it allows for interior modifications.
Mr. Bell closed the public hearing.
Mr. Bell concurred with the Findings provided by staff and approved the Special Development Permit with the Conditions of Approval recommended by staff.
Mr. Bell stated that the decision is final unless appealed during the 15-day appeal period.
The meeting was adjourned at 1:19 p.m.
