2005-0131 – Susan Walker [Applicant] Boursalian Hrair and Araknaz Trustee [Owner]: Application for a Special Development Permit on a 1,875 square-foot site to allow the sale of wine and the operation of a new 464 square-foot wine-tasting room within an existing building.  The property is located at 165 South Murphy Avenue in a DSP-2 (Downtown Specific Plan/Subdistrict 2) Zoning District.  (APN: 209-06-011) AM

In attendance: Susan Walker, Applicant; Gerri Caruso, Administrative Hearing Officer; Andrew Miner, Project Planner; and, Gloria Barron, Recording Secretary. 

Ms. Gerri Caruso, Administrative Hearing Officer, on behalf of the Director of Community Development, explained the format that would be observed during the public hearing.

Ms. Caruso announced the subject application.

Andrew Miner, Project Planner, presented the staff report.  He summarized the subject application and recommended approval of the Special Development Permit subject to the Conditions of Approval recommended by staff.   

Ms. Caruso opened the public hearing.

Susan Walker, Applicant, stated that she received and reviewed a copy of the staff report.  She agreed to the Conditions of Approval recommended by staff. 

Ms. Caruso closed the public hearing.

Ms. Caruso approved the Special Development Permit with the Findings recommended by staff and with the Conditions of Approval as recommended by staff. 

Ms. Caruso stated that the decision is final unless appealed to the Planning Commission with payment of the appeal fee within the 15-day appeal period.

The meeting was adjourned at 2:23 p.m.
