(Negative Declaration) (APN: 209-39-004) CC (Also to Planning Commission on 05/24/04 and also to City Council on 06/15/04) (20 minutes)

• Rezone from R-2/O (Low Medium Density Residential/Office) to  R-2/O/PD (Low Medium Density Residential/Office/Planned Development) Zoning District;
• Special Development Permit to allow the remodel of an existing 2,185 square-foot two-story house and the construction of a new 2,014 square-foot two-story house and,
• Tentative Map to subdivide one lot into two lots.

1.     2004-0282 – Application for related proposals on a 5,962 square-foot site located at 687 Conway Road in an R-2 (Low Medium Density Residential) Zoning District.  (APN: 202-06-022) SL (Applicant requests continuance to 05/24/04)

·      Variance from SMC (Sunnyvale Municipal Code) section 19.34.030 to allow a 10-foot total side-yard setback where 12 feet is required for the first story and 16 feet total side-yard setback where 18 feet is required for the second story, and

·      Design Review to allow a 3,046 square-foot home resulting in a 51% FAR (Floor Area Ratio) where 45% FAR can be considered without Planning Commission Review.

2.     2004-0258 – Michael Abdollahi [Application[ John Oliver [Owner]: Application for related proposals on a 36,154 square foot site located at 612 East Ahwanee Avenue in an R-2/PD (Low Medium Density Residential/Planned Development) Zoning District  (Mitigated Negative Declaration) (APN: 205-02-007 and 008) RK

·    General Plan Amendment from Low Medium Density Residential to Medium Density Residential;

·    Rezone from R-2/PD (Low Medium Density Residential/Planned Development) Zoning District to R-3/PD (Medium Density Residential/Planned Development) Zoning District;

·    Special Development Permit to allow the development of 17 town homes, and

·    Tentative Map to subdivide two lots into 17 lots and one common lot.

Public Announcements – Beginning of Meeting

§         3 minutes or less per speaker.

§         Speakers are requested to give their name (address is optional).

§         Recognition of a special achievement.

§         Announcement of public event with definite time and date.

§         Public events that are of Planning Commission interest that occur in the City annually. (Only announce one time for the year).

Public Hearings – Order of Hearing as Follows:

§         Opening remarks by the applicant (if applicable).

§         Speakers are requested to give their name (address is optional).

§         Anyone interested in addressing the Planning Commission (may only speak one time).

§         Closing remarks by the applicant (if applicable).

§         Time limit of 3 minutes per person (to be extended at discretion of Chair).  Please make comments brief and be prepared to provide new input.

Citizens to be Heard

§         Any item relevant to the Planning Commission

§         Speakers are requested to give their name (address is optional).

§         Speakers are to turn in a Speaker Card to the Recording Secretary.

§         Items not on the agenda.

§         Items that do not fall within the scope of the Public Announcement section.

§         Time limit of 3 minutes, 15 minutes total for this category (to be extended or continued to end of Planning Commission business, at the discretion of the Chair).  Limit to one appearance during this section.

If you wish to provide the Planning Commission with copies of any handout materials you are presenting, please provide sufficient copies for each Planning Commission member, the Recording Secretary and other staff present.
