PLANNING COMMISSION APPROVED MINUTES 0F 05-24-04
2004-0291 – Application for a Design Review on a 6,000 square-foot site to allow a one-story addition to an existing two-story house for a total of 3,133 square feet resulting in a 52% FAR (Floor Area Ratio) where 45% can be considered without Planning Commission Review. The property is located at 1087 West Washington Avenue in an R-0 (Low Density Residential) Zoning District. (APN: 161-36-032) RK
Trudi Ryan, Planning Officer, presented the staff on behalf of the Project Planner, Ryan Kuchenig. She summarized the proposed project highlighting the site layout and architecture. She noted two corrections to the staff report – 1) the rear setback is 16 feet and the total square foot addition is 488 and not 388. She noted that the design complies with the Development Standards. Staff was able to make the required Findings and recommended approval of the Design Review.
Chair Babcock opened the public hearing.
Candy Halbig, applicant, stated that the addition is for a family room and a laundry room to accommodate her growing family. She urged the Commission to approve the project.

Comm. Fussell made a motion on Item #2004-0291 to approve the Design Review subject to the Conditions of Approval. Comm. Klein seconded.
Comm. Fussell commented that the addition is a functional value and urged his fellow Commissioners to support the motion.
Comm. Klein commented that during his site visit, he observed that the addition would have no affect on adjacent properties and concurred with Comm. Fussell for its functional added value to the house.
Ms. Ryan stated that the decision is final unless appealed to the City Council within the 15-day appeal period.
