SUNNYVALE planning commission
The Planning Commission met in regular session in the Council Chambers, City of Sunnyvale, 456 W. Olive Avenue, Sunnyvale, CA on May 10, 2004 at 8:00p.m. with Chair Babcock presiding.

1. 2004-0282 – Application for related proposals on a 5,962 square-foot site located at 687 Conway Road in an R-2 (Low Medium Density Residential) Zoning District. (APN: 202-06-022) SL (Applicant requests continuance to 05/24/04)
- Variance from SMC (Sunnyvale Municipal Code) section 19.34.030 to allow a 10-foot total side-yard setback where 12 feet is required for the first story and 16 feet total side-yard setback where 18 feet is required for the second story, and
· Design Review to allow a 3,046 square-foot home resulting in a 51% FAR (Floor Area Ratio) where 45% FAR can be considered without Planning Commission Review.
ACTION: Vice Chair Moylan made a motion on Item #2004-0282 to continue the item to May 24, 2004. Comm. Fussell seconded. Motion carried 6-0 with Comm. Hungerford absent.
APPEAL OPTIONS: Not appealable, item continued to Planning Commission meeting of May 24, 2004.
2. 2004-0258 – Michael Abdollahi [Applicant] John Oliver [Owner]: Application for related proposals on a 36,154 square foot site located at 612 East Ahwanee Avenue in an R-2/PD (Low Medium Density Residential/Planned Development) Zoning District (Mitigated Negative Declaration) (APN: 205-02-007 and 008) RK (Also to City Council on 06/15/04)
· General Plan Amendment from Low Medium Density Residential to Medium Density Residential;
· Rezone from R-2/PD (Low Medium Density Residential/Planned Development) Zoning District to R-3/PD (Medium Density Residential/Planned Development) Zoning District;
· Special Development Permit to allow the development of 17 town homes, and
· Tentative Map to subdivide two lots into 17 lots and one common lot.
ACTION: Comm. Fussell made a motion on Item #2004-0258 to recommend to City Council the following: To adopt the Mitigated Negative Declaration, to approve a Resolution for a General Plan Amendment from Low Medium Density to Medium Density Zoning District, to introduce an Ordinance to Rezone from R-2/PD (Low-Medium Density Residential/Planned Development) to R-3/PD (Medium Density Residential/Planned Development) Zoning District, to approve the Special Development Permit to allow development of 17 town homes and a Tentative Map to combine two lots and subdivide into 17 lots and one common lot with modification that Condition of Approval #11 shall include “the design of the trash and recycling enclosure shall be reviewed by the Director of Community Development.” Comm. Simons seconded. Motion carried 6-0 with Comm. Hungerford absent.
APPEAL OPTIONS: Not appealable, item to be considered by City Council on 06/15/04.

Comm. Simons announced the upcoming “Dinner at the Dump” on June 19 at 5PM. It is a fundraising event benefiting the Sunnyvale Community Services and Leadership Sunnyvale. He invited the public to participate and visit the Leadership Sunnyvale website at www.leadershipsunnyvale.org for more information.

City Council Meeting Report
Ms. Ryan reported that on April 27, the City Council adopted the Moffett Park Specific Plan in accordance with the Planning Commission recommendation. She noted that on May 11, the City Council will consider the Zoning Ordinance to effect the Plan.
Further, she reported that Council reviewed the Community Development Department’s Study Issue priorities and re-ranked and added a couple of study issues 1) the revival of the auto dealership banner program and 2) the sign code associated with auto dealership. A revised Work Plan will be distributed to the Commission.
Ms. Ryan further reported that on May 4, the City Council discussed various services associated with the budget. She noted the services that were discussed for reduction and that the end result for policy studies would be fewer study issues in the fiscal year.
Other Staff Oral Report
Trudi Ryan, Planning Officer, announced that there is a week and half left to apply to the Boards & Commissions. She noted that the deadline is on Friday, May 21 at 5PM. Ms. Ryan reported that staff published a new Boards & Commissions Agenda and Minutes format to achieve consistency on a six-month trial basis. She encouraged the Commission to make comments and feedback.
