SUBJECT:  Approval of Final Map (Tract No. 9606) - Ahwanee Villas – 17 Townhouses By Rockwell Homes, Inc.

BACKGROUND

Ahwanee Villas is a 17-unit townhouse project.  The tentative map was approved by the Planning Commission on May 10, 2004 and by the City Council on June 15, 2004. 

Location:                612 and 616 East Ahwanee Ave.

Zoning:                   R-3/PD

Number of Lots:        18 lots (17 townhouse lots and 1 common lot)

Area:                      0.833 acres

DISCUSSION

The final map for Ahwanee Villas (Tract No. 9606) has been examined by the Public Works Department staff and found to be in conformance with Sunnyvale Municipal Code Title 18 Subdivision and the State of California “Subdivision Map Act” applicable at the time of tentative map approval.  The property owner has executed the subdivision agreement and posted surety bonds ($68,000.00 for faithful performance and $68,000.00 for labor and material) to guarantee completion of all public improvements. The development fees and other related documents have also been furnished to the City and found to be complete and in proper form.

RECOMMENDATION

It is recommended that the City Council accept the surety bonds, execute the Subdivision Agreement and approve the final map for Tract No. 9606.
