SUBJECT:  Approval of 16 Townhouse Lots “Classics at the Community Center” Classic Communities, Inc.

DISCUSSION

The executed final map, subdivision agreement, security instruments to guarantee required improvements, certificate of insurance, development fees, and all other related documents have been furnished to the City.  Said documents have been examined by staff and found to be complete and in proper form.  The final map conforms to the approved tentative map.

Location:                Crescent Ave. at Michelangelo Dr., Tract No. 9564, SD-04-04

Zoning:                   R-2/PD

Number of Lots:       16 townhouse lots and a common lot

Area:                     1.17 acres

RECOMMENDATION

That the City Council approve the Final Map and authorize the execution of the Subdivision Agreement of the subject subdivision.
