SUBJECT:  2004-0300 - Related proposals on a 8,320 square-foot site located at 529 South Murphy Avenue in an R-2 (Low Medium Density Residential) Zoning District.  (Negative Declaration) (APN: 209-39-004) (Staff recommends a continuance to July 13, 2004)

·        Rezone from R-2/O (Low Medium Density Residential/Office) to R-2/O/PD (Low Medium Density/Office/Planned Development) Zoning District;

·        Special Development Permit to allow the remodel of an existing 2,185 square-foot two-story house and the construction of a new 2,014 square-foot two-story house, and

·         Tentative Map to subdivide one lot into two lots.

DISCUSSION

On May 24, 2004, the Planning Commission considered this item and expressed concerns about the site and parking plan. They continued the public hearing to June 28, 2004 to allow the applicant time to redesign the project.  The Planning Commission continuance results in a need to continue the City Council hearing to July 13, 2004.

Public contact was made through the posting of the Council agenda on the city’s official notice bulletin board, posting of the agenda and report on the city’s website, publication of the City Council agenda in the San Jose Mercury News and the availability of this agenda and the report in the Public Library.

1.      Continue the related proposals to July 13, 2004.

2.      Continue the related proposals to a later date.

RECOMMENDATION
