ANALYSIS
Background
City Council Hearing: On October 12, 2004, the City Council reviewed this application and continued the public hearing until the October 26, 2004 meeting. The Council requested more information on the following items:
- Individual trash pickup
- Landscaping
- Masonry wall on the rear property line
- Explore removing one floor of the seven end units facing south
- Reducing the height of the seven end units facing south
Description of Revised Project
The following represents a brief summary of the changes the applicant has made to the proposed plans:

Trash Enclosures |
· The centralized trash enclosures have been removed and individual trash service is now proposed |
|
Landscaping |
· The amount of usable open spaces has been reduced from 23,227 square feet (494 sf/unit) down to 21,145 square feet (450 sf/unit) due to the redesign for individual trash service
· 36-48 inch box trees are proposed to be planted along the south property line |
