SUBJECT: Approval of Final Map (Tract No. 9624) – Kifer Commerce Park – 7 Industrial Buildings By G.P. Kifer, LLC
BACKGROUND
Kifer Commerce Park is a project to subdivide one lot into 7 lots (with 7 industrial buildings) and one common lot. The tentative map was approved by the Planning Commission on June 14, 2004 and by the City Council on July 20, 2004.
Location: 1290 Kifer Rd.
Zoning: M-S/PD (Industrial and Service and Planned Development)
Number of Lots: 8 lots (7 industrial building lots and 1 common lot)
Area: 11.5 acres
DISCUSSION
The final map for Kifer Commerce Park (Tract No. 9624) has been examined by the Public Works Department staff and found to be in conformance with Sunnyvale Municipal Code Title 18 Subdivision and the State of California “Subdivision Map Act” applicable at the time of tentative map approval. The property owner has executed the subdivision agreement and posted surety bonds ($90,000.00 for faithful performance and $90,000.00 for labor and material) to guarantee completion of all public improvements. The development fees and other related documents have also been furnished to the City and found to be complete and in proper form.
RECOMMENDATION
It is recommended that the City Council accept the surety bonds, execute the Subdivision Agreement and approve the final map for Tract No. 9624.
