SUBJECT: Approval of Final Map (Tract No. 9626) – Classics at Las Palmas Park – 36 Townhouses By Classic Communities.

BACKGROUND
Classics at Las Palmas Park is a 36-unit townhouse project.  The tentative map was approved by the Planning Commission on June 28, 2004 and by the City Council on July 13, 2004: 

Location:                711 S. Mathilda Ave.

Zoning:                   C-2/ECR

Number of Lots:        37 lots (36 townhouse lots and 1 common lot)

Area:                      2.21 acres

DISCUSSION
The final map for Classics at Las Palmas Park (Tract No. 9626) has been examined by the Public Works Department staff and found to be in conformance with Sunnyvale Municipal Code Title 18 Subdivision and the State of California “Subdivision Map Act” applicable at the time of tentative map approval.  The property owner has executed the subdivision agreement and posted surety bonds ($234,400 for faithful performance and $234,400 for labor and material) to guarantee completion of all public improvements. The development fees and other related documents have also been furnished to the City and found to be complete and in proper form.

RECOMMENDATION
It is recommended that the City Council accept the surety bonds, execute the Subdivision Agreement and approve the final map for Tract No. 9626.
