SUBJECT: Approval of Final Map (Tract No. 9711) – Lands of Smith – 4 Single Family Homes with One Common Lot by Richard Smith
BACKGROUND
Tract No. 9711 is a project to subdivide one lot into four lots (with 4 single family homes) and one common lot. The tentative map was approved by the Planning Commission on October 13, 2003 and by the City Council on November 11, 2003.
Location: 160 N. Sunnyvale Ave.
Zoning: R-2/PD (Low-Medium Density Residential/Planned Development)
Number of Lots: 5 lots (4 residential lots and 1 common lot)
Area: 0.33 acres
DISCUSSION
The final map for Tract No. 9711 has been examined by the Public Works Department staff and found to be in conformance with Sunnyvale Municipal Code Title 18 Subdivision and the State of California “Subdivision Map Act” applicable at the time of tentative map approval. The property owner has executed the subdivision agreement and posted surety bonds ($18,000.00 for faithful performance and $18,000.00 for labor and material) to guarantee completion of all public improvements. The development fees and other related documents have also been furnished to the City and found to be complete and in proper form.
RECOMMENDATION
It is recommended that the City Council accept the surety bonds, execute the Subdivision Agreement and approve the final map for Tract No. 9711.
