SUBJECT:       Approval of Final Map (Tract No. 9667) – Parkside Villas – Fifty Townhouses by 430 Toyama LLC.

BACKGROUND

Parkside Villas is a fifty townhouses project.  The tentative map was approved by the Planning Commission on September 27, 2004.

 

Location:            430 Toyama Drive

Zoning:              MS/ITR/R-3/PD (Industrial and Service/Industrial to Residential/Median Density Residential/Planned Development)

Number of Lots:   53 lots (50 residential lots and 3 common lots)

Area:                 1.5 acres

DISCUSSION

The final map for Parkside Villas (Tract No. 9667) has been examined by the Public Works Department staff and found to be in conformance with Sunnyvale Municipal Code Title 18 Subdivision and the State of California “Subdivision Map Act”.  The property owner has executed the subdivision agreement and posted surety bonds ($180,000.00 for faithful performance and $180,000.00 for labor and material) to guarantee completion of all public improvements. The development fees and other related documents have also been furnished to the City and found to be complete and in proper form.

 

RECOMMENDATION

It is recommended that the City Council accept the surety bonds, execute the Subdivision Agreement and approve the final map for Tract No. 9667.
