FLOODPLAIN MANAGEMENT

The City of Sunnyvale is a member of the National Flood Insurance Program. Membership in the program allows residents of the City of Sunnyvale to obtain federally backed mortgages and disaster assistance in the event of flooding. As part of this program, the City requires new construction, additions, and remodels of existing buildings, in designated flood zones, to conform to rules that minimize flood damage.

 

The current Flood Insurance Rate Map (FIRM) for the City of Sunnyvale was issued on December 19, 1997. Following are links to the current and historic FIRMs:

Flood Insurance Information

The 1997 FIRM places may existing structures in a flood zone of a higher hazard than previously designated. This may affect insurance requirements and rating.

 

Structures built prior to the date of the current map may qualify for flood insurance rates based on the zone and elevation in effect at the time of construction.

 

For example, assume that a house was built in a Zone AE in 1988 to an elevation of 96’, the base flood elevation on the FIRM. In 1997 the map is re-published with an elevation of 97’. The rating for a flood insurance policy on that house does not change even though the lowest floor is now 1’ below the current base flood elevation.

 

If a structure was built in a non-flood zone area (B, C or X) that has changed to a Zone AE with the publication of a new map, the structure may be rated at the B,C, or X zone insurance rate.

 

In both cases, the insurance agent must be provided with a copy of the map in effect at the time of construction. Links to all historic FIRMs for Sunnyvale are located above. Additionally, an elevation certificate must accompany the request for a policy where the structure was originally built in a special flood hazard area.
