Framing has begun for residential units above retail podiums on both sides of McKinley Avenue between Taaffe and Mathilda, and along Washington Avenue east of Mathilda. These residential units will eventually be four levels above the retail stores. Cranes for each building are used for loading materials.
Construction of street level slabs for office buildings along Mathilda Avenue is nearing completion. These decks are for office buildings and Aries Way. Steel erection for the office buildings is planned to start this summer.
Erection of steel frames for retail buildings in Redwood Square (south of Macy's) is scheduled to start this week.
The right lane (curb lane) of northbound Mathilda between Iowa Avenue and Washington Avenue is scheduled to be closed for 12 months beginning May 27, 2008. Occasional closures of additional through-lanes of northbound Mathilda are also expected. Alternate North-South commute routes such as Lawrence Expressway, are recommended during this time.

Occasional closures of additional through-lanes of northbound Mathilda are also expected. Alternate north-south commute routes, such as Lawrence Expressway, are recommended during this time.

Poles for a temporary traffic signal at Washington and Mathilda avenues were installed Monday night (April 28). The temporary signal equipment will be in place for several months. New signal systems will be constructed at several intersections around the project.
The concrete parking structures on the westerly side of the project are essentially complete. Work on architectural walls, elevator penthouses, mechanical, electrical and plumbing systems continues.
Installation of a new natural gas line in Washington Avenue between Murphy and Taaffe avenues is planned for mid-May. This work will be done at night and will require overnight closures of Washington Avenue, Monday through Thursday, the week of May 12, and possibly one night the following week.
The right lane (curb lane) of northbound Mathilda Avenue, between Iowa and Washington avenues, will be closed for one year, beginning immediately after Memorial Day, to create a safe area to unload structural steel and other building supplies. Occasional closures of additional through-lanes of northbound Mathilda are also expected from time to time. With the reduced traffic capacity on Mathilda, alternate commute routes, such as Lawrence Expressway, are recommended.

The Sunnyvale Planning Commission, at their March 10 meeting, approved revisions to design detail work at Redwood Square.
The City expects to issue buildings permits this week (week of March 24) for the construction of residential units in Buildings D, E and F. Building D faces onto Washington Avenue, while E and F are on either side of McKinley Avenue. Each of the buildings will have 66 condominiums spread over four levels. Construction of these buildings should begin in a few weeks.

The street-level slab of the two office buildings on the west side of the project (adjacent to Mathilda Avenue) is being constructed. Above the street level, these buildings will be constructed with a steel frame. Erection of the steel could start as early as this June.
Nighttime utilities work on Washington and Mathilda Avenues has been completed.
Widening of the south side of Washington Avenue east of Mathilda Avenue began last week. This work involves closure of one east-bound lane of Washington Avenue and one of the two southbound Mathilda Avenue left-turn lanes onto Washington.

Night work on utilities in Washington Avenue east of Mathilda Avenue began last week and is scheduled to end next week. This work will continue to require the complete closure of Washington east of Mathilda from 10 p.m. to 6 a.m., Monday through Thursday.

The easterly project fence in the Macy's parking lot will be moved in the next few weeks to permit work on building pads south of Macy's.

Plans have been submitted to the City for the residential units that will be built above the street level retail.
Construction of parking garages on Blocks 1 and 2 is reaching the third level above the street.
Installation of the soil gas collection system and new monitoring wells on the east side of the project area is complete, and vapor extraction is expected to begin by January 16.
The change in water pressure zones was completed last week.

The 35-foot, 75-000-pound oak tree was moved from Washington Avenue west of Macy’s to a holding area. It will be replanted at the intersection of McKinley and Murphy.

The demolition permit for Town and Country buildings and the surface parking is ready to be issued, pending the submission of a PG&E release by the developer.

The current primary activities are the forming and pouring of the ground-level post-tensioned concrete deck of the parking structures on the west side of the project.
New utility infrastructure in McKinley Avenue and Taaffe Avenue is being finalized.

Developer Sand Hill Property has begun a shuttle service at Town Center. The shuttle runs between the main entrance of Macy's (closest to Murphy Avenue) and the parking garage next to Target. Initially the shuttle is running during the midday, and could increase in hours as the end of year holidays approach.
The City, with the developer and the California Regional Water Quality Control Board, held public outreach meetings last week (week of Oct 29 – Nov 2) to explain the environmental clean-up plan for the redevelopment site. Olive Ave., to discuss measures being taken to clean the results of a decades-old deposit of dry cleaning chemicals under portions of the Town Center site. Representatives from the City, the developer and the state’s Regional Water Quality Board will be present. Construction of ground level slabs is underway for both parking garages. Walls and interior footings of underground parking garages are nearing completion. PG&E, AT&T and Comcast facilities are being installed along the interior roadways. Grading of the interior streets is scheduled to begin November 5.
Town and Country: The City has received an application for the demolition of four of the six Town and Country buildings – the three buildings closest to the Mozart buildings, plus the middle building along Frances Street. The application is still not complete; however staff is proceeding with plan review to assist the applicant in meeting their goal of completion before Thanksgiving.
Sand Hill has stated they will contact community members and businesses in the area as a mitigation plan is developed.

The first final map for has been recorded. The transfer of property from the developer to the Redevelopment Agency has been completed. Concrete walls for the parking garage west of Target are being completed this week. Testing of the new water lines on the interior streets has been satisfactorily completed.
A former City employee reportedly buried an informal time capsule under what became Sunnyvale Town Center. The capsule was supposed to contain publications and other items from the period it was buried, some 30 years ago. The supposed burial site was adjacent to an area where excavation was taking place, so a little extra dirt was moved to see if the time capsule could be found. Alas, it was not where it was reported to have been placed.

The foundation work is currently about 75 percent completed. The ground slab will be poured and creation of the walls should be completed by the end of October.
In another two or three weeks, the podium will be erected, creating one of the first large-scale pieces of construction that will be easily visible from outside the fenced site.
Work is continuing to test the wet utilities structures (water, sewer and storm drains.)
Grading of the interior surface streets is expected be completed by November.

The removal of extra dirt from the site was temporarily halted last week because the receiving site was not ready to accept the dirt. The hauling is scheduled to resume this week and last for about four or five days.
The water tie-ins on Iowa Avenue have been completed; work to tie in the water lines on Mathilda Avenue are expected to be completed with a week.
Shotcrete application – a type of sprayed-on concrete – is starting this week in Block 1 – the area west of Target. When set, the Shotcrete will form the floor and walls of the underground garage. This operation will continue into Block 2 – the area west of Macy’s – and, overall, will take several weeks to complete.
The water, sewer and storm drain systems in Block 1 – west of Target – have been completed.

Construction of new water system continues on interior streets. The water system on Taaffe Street is 90 percent complete. Construction of water lines on McKinley Avenue began the week of August 27. Tie-ins with existing City water system on Mathilda and Iowa will require traffic control on those streets.
Off-haul of excess dirt excavated from the parking garages will start Tuesday, September 4, and continue for about seven working days.
Construction of basement walls in Block 1 will begin this week using a shotcrete, or sprayed concrete, construction technique. Construction of footings in Block 2 is approximately 50 percent complete.

Environmental testing work is required inside Town Center project area and other downtown locations. This will require drilling at several sites including public lots near Macy’s, Target and on Murphy St., Evelyn, Washington and Sunnyvale Avenues. This work is scheduled to begin Tuesday, August 21 and continue for approximately 30 days.
To minimize the impacts on businesses and residents, the work will be scheduled at times that will have the minimum impact on the adjacent properties.

Onsite recycling of concrete from the razed mall has been completed. Processed concrete was used as a base layer for the underground garage west of Macy’s.
The developer is in the final stages of installing a Web cam just inside the McKinley gate. The camera is mounted, and will become active for public viewing once the Internet connections are completed.
The concrete pours for the footings in the underground parking garage west of Target have been completed; concrete is continuing to be poured for the footings in the garage west of Macy’s.
During the week of August 27, a new water main will be installed in the redevelopment site along McKinley Avenue, forcing the temporary closure of the McKinley construction gate. Trucks normally entering the site on McKinley will be rerouted to Iowa and Town Center Way while this work is being done.

Crews started pouring concrete for the underground parking garage footings west of Target. More than 2,000 yards of concrete will be used.
The sewer and storm drain systems on the west side of the project area have been installed.
Demolition recycling, in which concrete rubble from the demolished mall building is being spread as a base on which to build the underground parking garage west of Macy’s, is scheduled to be complete within two weeks. Recycling the concrete eliminated an estimated 500 truckloads of base material that would have to have been brought into the site.
The City has scheduled a community update meeting to present the most current project information, including the latest site drawings for the development and the first look at the design of the new Target store. The 90-minute meeting on August 9 will begin at 6 p.m. at the Senior Center, 550 E. Remington Drive. The meeting will feature formal presentations by staff and the developer. Following the meeting, there will be an opportunity for individual questions and answers. A major focus of the meeting is to inform members of the City’s neighborhood associations and the general public about redevelopment progress.
