BMR Rental Housing Program General Information

The City of Sunnyvale provides affordable housing opportunities for very low to moderate income individuals and families who live or work in Sunnyvale. One of these programs is the BMR Rental Housing Program through City requirements for development of housing.  Owners of multi-family housing complexes are required to rent designated units out of their complexes at rents lower than market rate.

Applications to rent a BMR unit are submitted directly to the individual apartment complexes.  The apartment complexes determine the applicant's eligibility in accordance with the City of Sunnyvale Administrative Procedures – Rental Housing Program.

A BMR Rental Wait List is maintained by the apartment complexes.  The interested individual may submit an application to be on the Wait List for a BMR rental unit to each of the complexes. The apartment complex determines the applicant’s eligibility.  On a regular basis, the apartment complex will contact the applicants on the Wait List for continued interest to remain on the Wait List.

    Maximum Rents, Effective March 1, 2008:

    Every January, the City Council reviews the results of the Sunnyvale Apartment Vacancy and Rent Survey to determine any revisions to the maximum permitted BMR rents. The Administrative Procedures allow for a maximum of 5% increase per year, based upon an increase of market rents.  On January 29, 2008, the City Council approved the following increases:
