Public Hearings
Some development projects may require review at a public hearing. There are four types of public hearings for development-related projects:
- Zoning Administrator Hearings(ZAH). The Zoning Administrator Hearings are for land use projects that require a public hearing by do not need CEQA-related environmental review may be decided at this hearing.
- City Council (CC). For land development and policy planning, the City Council reviews all amendments to the general plan, rezoning requests, and appeals of Planning Commission actions.
- Heritage Preservation Commission (HPC). The HPC’s charter is to promote the restoration, maintenance and operation of heritage resources throughout the City. It reviews and recommends action on all permit applications regarding changes in landmark sites or districts. The Commission is also charged with the development and promotion of museums and City archives.
- Planning Commission (PC). The Planning Commission’s charter is to review and make recommendations to the City Council on land use and development of the City. The Commission reviews the development and implementation of the City's General Plan and its various elements. In addition, it makes recommendations to the Council regarding zoning, permits, ordinances and other procedure.
